Landlord Rights Transfer & Contact

Upon submitting this form, I understand and agree that I am either giving my access to the Amenities of A Quiet Place in the Woods HOA, Inc. to my Lessee/Tenant or I am restricting them from the use of them. I also understand that only one family may rent my home and only that family will reside at the home and that the tenant has signed a minimum of a one-year lease. No home may be used for vacation rentals, Air BnB properties or any other short term lease rentals of any kind.

For a Lessee/Tenant to have access to use our Amenities in A Quiet Place In The Woods, the Member must submit this Landlord/Lessee Assignment Form. A Member does not have to assign their Rights to use the amenities to their Lessee/Tenant. Gate Access and Ingress/Egress to and from the owners property will not be restricted for any reason, unless we are informed to do so by the Member. If an Member chooses to not transfer their right to use the amenities, NO RESIDENT OF THE PROPERTY NOR THEIR GUESTS MAY USE THE AMENITIES.

However, only one family per property owned will have rights to use our Amenities. These Amenities are and not limited to the Lodge/Clubhouse usage, the swimming pool, the tennis courts, the dock and boat ramp and any other common property governed by the governing documents of A Quiet Place in the Woods HOA, Inc.

All Fines, Penalties and/or repair or replacement of Damages caused by a Lessee/Tenant or any of their family and/or guests will be the Owner/Landlord of said properties responsibility and any expenses incurred will be billed directly to the Member/Landlord Dues Account without warning, as per our Governing Documents.

If an Owner transfers their rights to the Amenities to their Lessee/Tenant, then access to these Amenities will be restricted to them and they may not use the Amenities. Owners/Landlords may not share rights with their Lessee/Tenants.

I (We) have provided our Lessee/Tenant with copies of the Rules and Regulations of A QuietPlace in the Woods HOA, Inc as well as all of the Governing Documents that cam be found on our website at www.aqpitw.org. I have informed my Lessee/Tenant that they must follow all of these rules, as well as all local, state and federal laws pertaining to the community. I (We) understand that any Fees/Fines the Lessee(s), their family or their guests incur will be charged directly to my dues account and it is my responsibility to collect it from my Lessee/Tenant. I (We) have informed the Lessee that we are a single family home community and that they may not, at any time, rent rooms or provide rooms to transients or other adults that are not on the Lease Agreement without my prior approval AND prior approval in writing by the Board of Directors of A Quiet Place in the Woods HOA, Inc. I understand that the Lessee(s), their family and guests will be restricted from use of the Amenities if my (our) dues are not current. I will provide a copy of the Lease Agreement to A Quiet Place in the Woods HOA, Inc.
